As your Real Estage Agent, part of our job is to develop a powerful Marketing Plan.  As a home owner, there are many things you can do to help make sure your home sells quickly, and for the best possible price.  Selling a home in a buyers market can be challenging, but here are some suggestions to help tip the scales in your favor.

 

Tips for Selling Your Home Quickly at the Top Price

Price it Right the First Time

Over priced listings have to compete on the market with properties that aren't overpriced and people generally remember the price at which a property is first listed, not the later reduced prices.

Don't Kid Yourself

Selling a home successfully is not a game for amateurs. If you're considering selling your home yourself, plan on spending a considerable amount marketing it. Also, be honest with yourself about your price. A home is worth what it's worth, with or without a commission.

Get It Showroom Ready

There are a lot of homes out there competing for buyers. The ones that show the best, are the ones that bring in the most money. Paint it, clean it, wash it, fix it up, do what you have to do. Make sure your home ends up with that “new car” appeal. I have a saying: “Paint is worth $15.00 in the can and $1,500.00 on the wall.”

Select An Agent You Can Communicate With

There are a lot of good agents around you want one that will talk candidly and listen intently. Chances are you're going to be together for a while, so you need someone that makes you feel comfortable.

If You're Not Serious Don't Put it on the Market

A good agent won't take a listing from a seller who is “just finishing.” If you're not serious, keep your house off the market.

Get a Second Opinion

A good agent, like a good doctor, is never offended by a prospective seller wanting a second opinion. I'm certainly not. If you aren't absolutely comfortable with the price, marketing plan, or credentials of an agent, talk to another one BEFORE you sign the listing.
