What's Up With Coto de Caza Homes for Sale?

21 of the Coto de Caza homes for sale today are Short Sales - they are subject to the owner's lender approving the sale as the value of the home is less that what the home owner owes on the house.

Foreclosure?  What Foreclosure?

Zero Bank Owned homes are a part of the current Coto de Caza real estate picture. Zip. Nada. None.  The 43 REOs homes that have come on the market in Coto de Caza in the last year and a half have all sold - the most recent REO Coto home sale was a real fixer in The Village - went out the door for $740K - for a 4000 sq ft home - that's under $200 a sq ft.  Yikes. But let me be clear - it needed a TON of work.  Can't wait to see what the new owners do with that one!  

Luxury Estates On Sale

The highest priced Coto REO home was in Los Rancho Estates - a grand mansion needing some TLC. You saw my video, right? No? Here it is:

This incredible home sold As Is for a mere $2.9M - for an 11,000 sq ft home on at 4 acre lot - can't wait to see what they do with that one, too!!!
