21 of the Coto de Caza homes for sale today are Short Sales - they are subject to the owner's lender approving the sale as the value of the home is less that what the home owner owes on the house.

Zero Bank Owned homes are a part of the current Coto de Caza real estate picture. Zip. Nada. None.  The 43 REOs homes that have come on the market in Coto de Caza in the last year and a half have all sold - the most recent REO Coto home sale was a real fixer in The Village - went out the door for $740K - for a 4000 sq ft home - that's under $200 a sq ft.  Yikes. But let me be clear - it needed a TON of work.  Can't wait to see what the new owners do with that one!

Coto de Caza Homes Will Qualify for the Expanded Home Buyer Tax Credit!

There are 19 homes for sale in Coto de Caza today that will qualify for the new and expanded Home Buyer Tax Credit program.  The new program, which goes into effect December 1, 2009 applies to any home for sale in Coto de Caza that you buy for less than $800,000.00  The expanded offering also has higher income limits, is not restricted to just first time home buyers, and is available until April 30, 2010.  This short video will give you more of the details.
