Coto de Caza Home Prices Have Incressed by an Average of $100,000 Since January

may_2_2013_mission_viejo_market_update_551As we continue to watch the Coto de Caza, Rancho Santa Margarita, and Mission Viejo home prices go up and up - the average sales price is up almost $100,000 since January 2013! - we are also keeping a close eye on the home inventory.  As of today, there are 107 active listings in Mission Viejo - up from the 85 that were active as of April 1, 2013 - that's a 26% increase in total inventory in from one month ago! There are 70active listings in Coto de Caza - up from the low of 52 just a few weeks ago.  In RSM, there are also 70 houses currently listed for sale.

Of the 107 active Mission Viejo listings, 96 are Standard Sales, four are REOs, six are Short Sales, and one is offered for sale through an Auction.  About the same mix as…


Rancho Santa Margarita Homes for Sale - Market Update April 2010

Currently, there are three real estate markets in Rancho Santa Margarita - homes for sale under $350,000, homes priced between $350,000 and $600,000 and homes in the over $600,000 range. Take a look at the chart below and see what you think about each one of the three groups of homes.

Rancho Santa Margarita Foreclosure - What Exactly Does It Mean?

There are currently eight Rancho Santa Margarita homes for sale that are flagged as "In Foreclosure Process" or "Notice of Default".  There are six more flagged as "REO/Lender Owned", and a whopping 88 homes listed as "Short Sale".  What exactly do all these terms mean?

The Foreclosure Process

"Preforeclosure" is just a general term for homes that are in some stage of the following process before the actual Trustee's Sale:

1.  The home owner stops making payments on the mortgage.

2.  The lender files a "Notice of Default" (NOD), usually after 90 days or more.

3.  Another 90 days after filing the NOD, the lender can file a "Notice of Trustee's Sale".

4.  21 days after the Notice of Trustee's Sale, the home…


Rancho Santa Margarita Real Estate the Hardest to Buy in OC?

The Orange County Register reports that, according to local broker Steve Thomas of Altera Real Estate, the number of Rancho Santa Margarita homes for sale is lower than any other city in the county compared to the number of new purchase deals under contract in the last month.

Saddleback Valley Real Estate Activity for May 2009

Including Coto de Caza, Rancho Santa Margarita, Trabuco Canyon, Mission Viejo, Ladera Ranch, and Lake Forest

There are currently 1002 homes actively listed for sale in the Saddleback Valley, with asking prices ranging from $85,000 for a 1-bed 2-bath 985 square foot condo in Lake Forest to $22,000,000 for a custom home in Los Ranchos Estates of Coto de Caza.  404 of the homes listed are Short Sales, but only 31 are Bank Owned, for a total 43% of the homes on the market "distressed" sales.

The two communities hardest hit by owners in distress are RSM and Ladera Ranch, with 50% or more of the homes on the market either Short Sales or Bank Owned.
