Mission Viejo Pool Home Sold in Four Hours

Seriously. I entered this Mission Viejo pool home for sale by an equity owner into the MLS at 2 PM on Monday, the first buyers to see it came at 6 PM and that's the end of the story.
I posted this blog entry with video about how it was almost ready for market.
After a survey of my 800 Facebook friends said "let the buyer pick the carpet - don't replace it - just offer an allowance!" Awesome agent was right on top of it for her clients looking for a Mission Viejo pool home First she called me immediately and showed at 6 PM - they buyers loved it and got the offer together for me the next day. We had several other threats of offers - but nothing materialized. My client was in shock that an offer came in so quickly, thrilled that he did not have to come out of pocket to replace the carpet, and was happy with the offer price. This is what happens when you present an Orange County home for sale at the right price, with the right repairs (my client painted the entire interior - including the kitchen cabinets - which were BLACK!!!, replaced the appliances with all new stainless steele appliances, and removed a unique glass bar/counter between the kitchen and the family room.) The buyers worked with their agent to make an offer to buy the home considering that they would need to replace the carpet on their own.
