Coto de Caza 2010 Summer Concert - Featuring Chicago

Following in the tradition of many summers past and many great bands like Hootie and the Blow Fish, Styx, Pat Benatar, The Go Gos, The B-52's, Journey, and the Beach Boys, tonight the Coto de Caza Golf and Racquet Club will welcome Chicago to perform on Center Court.  Literally.  There's a stage a huge stage set up on the Center Court of the Tennis facility.  About 1500 tickets went up for sale back in June during a lottery open to Club members.  Some folks hoping to soak in the sounds without paying the price for a ticket, have set up their blankets and beach chairs outside the tennis court on the grassy knoll.  Heck - it's an outdoor concert, right?  Air it free, right?  Well, the Club management…

April activity in Coto de Caza homes for sale in the three market segments was fairly consistent with March activity

 - homes under $1M are selling pretty well, and surprisingly, amlost the exact same number of homes sold (opened escrow - not yet closed) in the $1M - $2M price range as in Coto de Caza homes priced under $1M as you can see in the chart below. Four new opened escrows and no closed sales in the over $2M range - and 5 brand new homes in this high-end came on the market in April.  There were 12 closed sales in the under $1M segment and 4 closed in the $1M - $2M range.

As for distressed homes for sale in guard-gated Coto de Caza - 14 of the active listings under $1M are Short Sales, 6 of the $1M - $2M homes currently for sale in Coto are…

There are currently 222 active listings of homes for sale in Coto de Caza. Prices range from $329,900 for a two-bedroom condo in Fairway Oaks to $13.9 Million for a ten thousand square foot home in Los Ranchos Estates. The average list price is $487.71 per square foot.

Coto Homes in Escrow

There are thirty-one homes accepting Backup offers, and seven more in "Pending" status, for a total of thirty-eight Coto de Caza homes in escrow. List prices for these homes range from $345,000 for a Fairway Oaks condo to $1,550,000 for a 4,800 square foot home in Oak Knoll.
