Zero Bank Owned homes are a part of the current Coto de Caza real estate picture. Zip. Nada. None.  The 43 REOs homes that have come on the market in Coto de Caza in the last year and a half have all sold - the most recent REO Coto home sale was a real fixer in The Village - went out the door for $740K - for a 4000 sq ft home - that's under $200 a sq ft.  Yikes. Fannie Mae Passes New, Tougher Mortgage Guidelines

Fannie Mae is changing guidelines againUnfortunately for many homebuyers getting approved for a mortgage is about to get harder, because for the second time in less than 3 months, Fannie Mae announced changes to its mortgage guidelines. 

In its official announcement, Fannie Mae details the updates, meant to reduce the mortgage firm's overall risk.

The first major change is with respect to credit scoring.  All Fannie Mae loans -- whether underwritten electronically or manually -- require a 620 credit score minimum.  There are very few exceptions.

    There are currently 148 homes actively listed for sale in Coto de Caza, with asking prices ranging from $369,000 for a 2-bed 2-bath 1,342 square foot condo to $22,000,000 for a 16,000 square foot custom Los Ranchos Estate (on the market since February of 2008).  21 of the homes listed are Short Sales, and only 2 are Bank Owned, a small drop from last month and still a total "distressed" ratio of less than 16%.
