Coto de Caza Real Estate - April 2010 Update

April activity in Coto de Caza homes for sale in the three market segments was fairly consistent with March activity

 - homes under $1M are selling pretty well, and surprisingly, amlost the exact same number of homes sold (opened escrow - not yet closed) in the $1M - $2M price range as in Coto de Caza homes priced under $1M as you can see in the chart below. Four new opened escrows and no closed sales in the over $2M range - and 5 brand new homes in this high-end came on the market in April.  There were 12 closed sales in the under $1M segment and 4 closed in the $1M - $2M range.

As for distressed homes for sale in guard-gated Coto de Caza - 14 of the active listings under $1M are Short Sales, 6 of the $1M - $2M homes currently for sale in Coto are Short Sales, and none of the over $2M price range are Short Sales (based on data from the MLS.)  There are 2 active REO homes for sale in Coto - one complete fixer in Oakmont priced at $729,900 and a pristine pool home in Glenmere priced at $1,025,000 (see the video on this one!) Again, pretty consistent with what we saw in the Coto de Caza Real Estate market in March - sales are fairly rapid in the low end, a little bit slower in the mid-range, and pretty stagnant at the high end.  The total number of homes for currently for sale in Coto de Caza is spread evenly across all three price ranges.
