Only 4 REO Homes for Sale in Coto Today - All Priced Between $1 and $2 Million

This week the focus is on the four REO listings on the market in Coto today.  This is the first time we've had this many REO listings in the $1 to $2 Million price range.  If you've been following my monthly Coto Market Updates, you know about the three markets in Coto these days - under $1 Million, $1 - $2 Million, and everything over $2 Million.  All four of these Bank Owned homes are in the $1 - $2 Million range.  Check it out - these are incredible opportunities.  All with something different to offer!

Coto de Caza Homes For Sale Remain Consistent 

The month of August brought more of the same for home sales in Coto de Caza.  There are still the three markets - homes priced under $1 Million, homes priced for sale between $1 Million and $2 Million, and homes offered for sale for more than $2 Million.  And the number of homes for sale remains consistent - pretty much evenly spread across each of the three price ranges.

Home sales in Coto de Caza took a twist in June.   The home sales in the $1 - $2 Million range surpassed the traditionally more rapidly moving under $1 Million dollar Coto home market.  More good news is that there were actually 4 closed sales in the over $2 Million range - after a two monhts of no closings at all in this range!

Homes for Sale in Coto de Caza

There are currently 222 active listings of homes for sale in Coto de Caza. Prices range from $329,900 for a two-bedroom condo in Fairway Oaks to $13.9 Million for a ten thousand square foot home in Los Ranchos Estates. The average list price is $487.71 per square foot.

Coto Homes in Escrow

There are thirty-one homes accepting Backup offers, and seven more in "Pending" status, for a total of thirty-eight Coto de Caza homes in escrow. List prices for these homes range from $345,000 for a Fairway Oaks condo to $1,550,000 for a 4,800 square foot home in Oak Knoll. The average list price is in the between $265 and $292 per square foot.

Saddleback Valley Real Estate Activity for May 2009

Including Coto de Caza, Rancho Santa Margarita, Trabuco Canyon, Mission Viejo, Ladera Ranch, and Lake Forest

There are currently 1002 homes actively listed for sale in the Saddleback Valley, with asking prices ranging from $85,000 for a 1-bed 2-bath 985 square foot condo in Lake Forest to $22,000,000 for a custom home in Los Ranchos Estates of Coto de Caza.  404 of the homes listed are Short Sales, but only 31 are Bank Owned, for a total 43% of the homes on the market "distressed" sales.

The two communities hardest hit by owners in distress are RSM and Ladera Ranch, with 50% or more of the homes on the market either Short Sales or Bank Owned.

Coto de Caza Real Estate Activity for May 2009

There are currently 157 homes actively listed for sale in Coto de Caza, with asking prices ranging from $369,900 for a 2-bed 2-bath 1,342 square foot condo to $22,000,000 for a 16,000 square foot custom Los Ranchos Estate (on the market since February of 2008).  22 of the homes listed are Short Sales, and only 3 are Bank Owned, for a total "distressed" ratio of less than 16%.

Once again, 37 homes came on the market during the month at an average list price of $437 per square foot.  The price per square foot is heavily skewed by 3 or 4 multi-million-dollar listings - if those over $3,000,000 are excluded, the average price per square foot is $332.

There are currently 153 homes actively listed for sale in Coto de Caza, with asking prices ranging from $395,000 for a 2-bed 2-bath 1,400 square foot condo to $22,000,000 for a 16,000 square foot custom Los Ranchos Estate.

37 homes came on the market during the month at an average list price of $388 per square foot, although 4 have since cancelled or expired.

23 homes came off the market pending sale.  The average list price per square foot at the time they were "pended" was $279, a reduction from the $304 per square foot of the original listing.

15 homes were sold.  The average time on the market for homes sold this month was 141 days.  The average sale price per square foot for homes sold was $280,…
