This week the focus is on the four REO listings on the market in Coto today. This is the first time we've had this many REO listings in the $1 to $2 Million price range. If you've been following my monthly Coto Market Updates, you know about the three markets in Coto these days - under $1 Million, $1 - $2 Million, and everything over $2 Million. You'll face a strategic choice on the tee - short and safe with a long second shot, or an aggressive drive with risk/reward. In addition, although it may be easy to hit the fairway, a mediocre shot will leave a very difficult second. The fairway is very wide, with the ever-present creek and oak trees on the left, and the farther left you go the longer you second shot will be. From the Blue tees, the fairway ends about 230 yards away as the creek bends in, so the ideal safe shot is a fairway wood or rescue club to the corner on the right edge of the fairway (near the lurking bunker), leaving about 150 yards up the hill to the green.

Coto de Caza 2010 Summer Concert - Featuring Chicago
Following in the tradition of many summers past and many great bands like Hootie and the Blow Fish, Styx, Pat Benatar, The Go Gos, The B-52's, Journey, and the Beach Boys, tonight the Coto de Caza Golf and Racquet Club will welcome Chicago to perform on Center Court. Literally. There's a stage a huge stage set up on the Center Court of the Tennis facility. About 1500 tickets went up for sale back in June during a lottery open to Club members. Some folks hoping to soak in the sounds without paying the price for a ticket, have set up their blankets and beach chairs outside the tennis court on the grassy knoll. Home sales in Coto de Caza took a twist in June. The home sales in the $1 - $2 Million range surpassed the traditionally more rapidly moving under $1 Million dollar Coto home market. More good news is that there were actually 4 closed sales in the over $2 Million range - after a two monhts of no closings at all in this range!

Mission Viejo Pool Home Sold in Four Hours

Seriously. I entered this Mission Viejo pool home for sale by an equity owner into the MLS at 2 PM on Monday, the first buyers to see it came at 6 PM and that's the end of the story.
