Thursday, June 24th, 2010 at 6:31pm. 215 Views, 0 Comments.
Take a leisurely tour inside the gates of Casta Del Sol in Mission Viejo - a 55+ community with expansive greenbelts, rolling hills with mature shade trees, and no kids on razors, bikes, skateboards or scooters!!!
I've had so many clients tell me they've never been in Casta Del Sol, so I thought I give you quick peek. The area is beautiful. And the homes are still relevant - the floor plans are open and many are going through "extreme make-overs" with granite counters, deep baseboards, crown molding, hard wood floors, new cabinets, minor remodels by punching through from the kitchen to the family room and more!
Call me if you want a private tour - and wait till you see the Club House - library, billiard room, lapidary, ceramics workshop with…

Seriously. I entered this Mission Viejo pool home for sale by an equity owner into the MLS at 2 PM on Monday, the first buyers to see it came at 6 PM and that's the end of the story.
I posted this blog entry with video about how it was almost ready for market.
After a survey of my 800 Facebook friends said "let the buyer pick the carpet - don't replace it - just offer an allowance!" Awesome agent was right on top of it for her clients looking for a Mission Viejo pool home First she called me immediately and showed at 6 PM - they buyers loved it and got the offer together for me the next day. We had several other threats of offers - but nothing materialized. My client was in shock that an offer came in so quickly, thrilled that he did not have to…
Orange County Home Buyer Update - 2 Things You Must Know in Today's Market
Thursday, June 17th, 2010 at 11:03am. 150 Views, 0 Comments.
One of the most important aspects of being a successful home buyer in today's Orange County Real Estate market is the lender you choose for your home loan. Check out this advice from Dave Averell from Dave Financial:
Thirty day escrows are the norm in today's market - especially for REOs and Short Sales - which are dominating the Orange County market today. You are at risk if your lender cannot meet the time frames in your purchase contract. The California Association of Realtors Residential Purchase Agreement stipulates that the buyer shall remove the loan approval contingency within 17 days after acceptance, and the appraisal contingency removal period is also 17 days. Failure to remove the loan approval and appraisal contingencies within the…

The Real Houses of Coto de Caza - Southern Hills Encore REO - New on the Market
Monday, June 7th, 2010 at 7:50pm. 230 Views, 0 Comments.
Head's Up - Take a video tour of this new Coto de Caza Bank Owned home for sale! Of the 4 REO homes currently for sale in Coto de Caza, this one is by far in the best condition, in my opinion. Although it does not have a pool, it is right on the golf course with an outdoor kitchen and firepit - great for entertaining. It is priced just under $950K - once listed for sale at $1,895,000.00! Luxury at half price! And homes priced under $1 million in Coto are moving quickly. So you can compare, here's a similar sized home, in Glenmere, with a pool, but in much rougher condition - for about the same money - which one would you want to live in most?
Here are the details - Southern Hills Encore, just under 4000 square feet of living space, 4 bedroom,…
